The Global Real Estate Lease Administration team is responsible for managing and administering Apple’s real estate leases and owned properties, reporting of portfolio key data and critical dates, maintaining the system of record, abstracting leases and developing relationships with local property managers and landlords. The team works with many internal cross-functional business partners including Real Estate, Facilities, Project Management, Legal, Tax, Risk Management, Corporate Accounting and Finance. In addition, the team works with many external business partners such as outside legal counsel, third-party consultants and landlords. Key Qualifications Key Qualifications Demonstrated extensive hands on Lease Management experience Expertise in understanding and interpreting complex lease language and communicate lease requirements to stakeholders Proficiency with lease database tools Consistent track record of successfully completing challenging projects and handling multiple priorities Negotiating experience, attention to detail and strong interpersonal skills required Proven financial, analytical and creative problem-solving skills Excellent written, verbal, analytical, and research skills required Proven track record of meeting deadlines in a fast-paced and dynamic environment 4 years or more of lease management experience Description Description The candidate will assist in the day- to-day operation of the Global Lease Administration team. Primary responsibilities include but are not limited to:
- Ensure 100% data integrity such that lease documents are interpreted, abstracted and entered into the system of record accurately;
- Ongoing verification and abstraction of lease information and appropriate updating of the database, as needed;
- Complete and oversee new lease set up to include acquiring vendor payment information and contacts, insurance certificates and database updates;
- Research and resolve payment disputes, employing your analytical skills to find effective solutions and maintain positive relationships with partners;
- Manage and ensure the collection of tenant allowances, security deposit and any other payments related;
- Contribute to the establishment and maintenance of efficient systems, processes, and tools, streamlining operations and enhancing productivity;
- Responsible for correspondence and notices, address and resolve landlord/tenant payment issues, and monitor leases/amendments for rent start-up, operating expense changes, changes in ownership, alteration consent, and lease terminations;
- Assist in various lease-related agreements, such as Memorandum of Leases, SNDAs, - - - -- - Assignment/Sale documents, Estoppel Certificates, and Consents, demonstrating your ability to handle complex documentation;
- Collaborate closely with landlord, property management, legal, finance, and other internal business teams, fostering cross-functional partnerships to drive optimal lease administration and improve business outcomes;
- Become a trusted liaison with customers, proactively communicating process updates, system enhancements, strategic goals, and other relevant information, fostering strong relationships and ensuring alignment across the organization;
- Review and perform desktop audits of operating expense payments, reconciliations, billings and estimates. This includes comparing landlord's calculations to lease requirements/provisions;
- Work alongside internal and external audit teams, applying your expertise to ensure a seamless and successful audit process, while finding opportunities for improvement and risk mitigation;
- Monitor, prepare and drive strategic decision-making by providing accurate and timely critical date reporting for lease portfolios;
- Support Real Estate Managers and leadership as required;
- Assists with preparation and distribution of periodic reports in a timely, accurate manner. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $131,300 and $197,400, and your base pay will depend on your skills, qualifications, experience, and location.
