This hybrid role will be based at our forthcoming location in the Dallas, TX Infomart site and report to the Director, CRE AMER.ResponsibilitiesPlanningOversees corporate real estate planning and operations, including capacity projection and space allocationPromotes and executes strategic space planning to efficiently manage CRE portfolioHelps support facility-specific cost saving targets to contribute to improved efficiencyCreate project scope and partner with Design & Construction on communication and executionOperationsResponsible for corporate real estate portfolio management of four offices across Texas.Seeks to continuously improve processes, systems, and overall client satisfactionManages and supports front desk services, corporate services, furniture vendor, office supplies, and mail servicesManages and supports procurement, maintenance, and upgrades of furniture, electrical, audio/visual, cabling, janitorial, plumbing, utilities, HVAC, security systems, and signageSupervises and coordinates the moving of staff, reconfiguring offices and cubicles, office repairs, and equipment movesEstablishes and administers policies and procedures for events, and coordinates activities and events with other departmentsOversees coordination with landlord property management on various issues such as building maintenance and security, safety (smoke detectors, sprinkler system, emergency lighting), and Heating, Ventilation and Air Conditioning (HVAC) needsDevelops and manages annual functional budgets, metrics, and provides regular reports as requiredCollects decision-framing data, in particular data relating to occupancy, ticket responses, spend to date, and cost benchmarkingDriving other Operations projects and programs as neededBusiness ContinuityAssumes leadership role for Business Continuity Planning across the regionAccountable for compliance with Health, Safety, and Environmental (HSE) regulations regarding statutory and building policies and procedures and works to implement safety and emergency preparedness policies and procedures with staffPeople ManagementProvides leadership and guidance to team of two, setting clear goals, developing individual capabilities, and providing quarterly and year-end feedback to individuals on overall performanceManages corporate real estate team in efforts to ensure 100% adherence to Equinix and CRE guidelines and policiesHonors our culture (the Magic of Equinix and the Operating Norms) and holds others to account for the sameActively encourages the inclusivity, wellness, and sustainability of the department's activities from the grass roots upEnsuring Equinix attracts, develops, and retains a diverse, high quality, and engaged team that is responsive to the changing needs of the business by driving key talent efforts, including career development, compensation, hiring programs, onboarding processes, individual learning, and leadership developmentStakeholder ManagementEstablishes and maintains successful working relationships and management routines with landlords, property managers and corporate real estate management, as well as appropriate vendors and corporate client groupsPartners with counterparts in Finance, HR, IT (End user, Network and AV), Procurement, Security, and Operations, providing the cross-functional representation for CRE in regionQualifications10+ years experience as a facilities or property manager within a multi-national company (ideally in excess of 50,000 square feet) strongly preferredDemonstrated empathetic leadership and team management experienceA motivator and team player; a likable and charismatic personStrong leadership profile, demonstrating self-confidence and enthusiasm, customer service focusedIntuitive about people; creative about how to identify and implement new approaches to address people’s needs and support the growth and sustainability of the businessGood judgment, strong interpersonal skills, and a collaborative style; a track record for being able to connect as a trusted peerStrong organizational and process management skills.  Comfortable with multi-tasking and prioritizing within a fast-paced, demanding environmentAn ability to take a big picture approach and consider the ramifications of decisions on various constituenciesA flexibility and comfort with ambiguity.  Openness to new and innovative ideas and to changeHigh integrity, decisive, pragmatic, and the courage and confidence to create an environment where people are comfortable speaking up; the ability to settle disagreements as they ariseSelf-starting attitude, pro-active, a can-do attitudeA quick study. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training. This position may be offered in other locations.
