We are looking for a Senior Commercial Manager to join our APAC team based in our Australian HQ office in Sydney. You will report directly to the Senior Director, Commercial Management, Asia-Pacific.The primary focus of the role is commercial management oversight across Equinix’s portfolio major expansion construction projects throughout Asia-Pacific. The position works in a small team of Commercial Managers and works closely with other internal project teams of varying levels of seniority.You will be supporting the strategic and day-to-day priorities of the Commercial Management team, specifically focused to drive down construction costs, provide assurance against internal financial controls and reporting processes and help manage all major contract risks.ResponsibilitiesOversee the preparation of budgets including detailed cost modeling, benchmarking analysis and presentation of this to senior managementMonitor adherence against budget throughout the project lifespan including cost checks and reviews, value engineering and cost saving initiatives and evaluation of alternatesProvide guidance and assist with the orderly development of requests for proposal leading into procurement for design services agreements, owner furnished equipment and general contractor services agreementsOversee and provide guidance on commercial change management and change evaluation efforts on all projectsAdvise and intervene appropriately to resolve major contractual claims and disputes as they ariseReview analytics for project portfolio cash flow and earn value analysisMonitor the financial close-out on all projects including settlement of all vendorsPro-actively lead all commercial risk management efforts including commercial audits, contingency analyses, risk identification and analyses and management training.Review project cost reports and carry out regular reviews of these with senior managementOversee the adherence again company expenditure limitsReport status, successes, challenges and key activities to senior managementDevelop, manage and be accountable for achievement of key commercial metricsDrive continuous improvement initiatives and develop best practicesTrain and develop in-house teams on commercial controls and requirements best practicesQualificationsBachelors degree in construction, business, financial or related field7+ years experience in a related functionMEP or Data Centre exposure an advantagePreferably RICS accreditationMust be detail orientated, with accurate input and proof reading skillsMust be able to handle multiple tasks in a fast-paced environmentMust have strong business acumenMust have strong written and verbal communication skillsMust have strong sense of accountability, ownership and urgencyMust have strong computer skills, particularly with ExcelPreferred to have experience in construction as client/developer/consultant.Preferred to have mission critical/data center experiencePreferred to have proven negotiation skillsPreferred to have ability to draft contract languageEquinix is committed to ensuring that our employment process is open to all individuals, including those with a disability.  If you are a qualified candidate and need assistance or an accommodation, please let us know by completing this form.
