Senior Director, Portfolio Planning, Design & ConstructionDescription -Job Summary:This senior leadership role is responsible for overseeing and managing HP’s global real estate portfolio strategy, transactions, and construction projects.  The Senior Director leads a team of experienced managers to shape and align the company's worldwide site footprint, while also ensuring the successful delivery of new campus builds, site transformations, and other complex construction initiatives.  This role drives talent management initiatives, including recruitment, performance management, coaching, and career development, to build a high-performing team.Responsibilities:Real Estate Strategy and Transactions:Lead the team responsible for managing the purchase, sale, and leasing of buildings and land, as well as the integration of acquired businessesAdminister all landlord/tenant arrangements across the globe, ensuring alignment with each HP organizationPartner with cross-functional stakeholders to develop and execute the real estate portfolio strategy, supporting HP's future vision and business objectivesConduct advanced financial analysis and optimize the real estate portfolio to enhance the workplace and advance the company's talent strategiesProject Management and Oversight:Lead a team of senior project managers who provide technical direction and strategic guidance on design and construction projects across HP's global real estate portfolioEnsure projects are delivered on time, within budget, and in compliance with all relevant standards and regulationsDevelop and oversee the overall project budget globally, including cost optimization, advanced financial analysis, and cash flow trackingCollaborate effectively with cross-functional teams (Facilities, Finance, IT, Risk Management, EHS&S) to identify and address customer needs and provide input on project financialsOperational Excellence:Establish tools, systems, and processes to drive continuous improvement in real estate transactions, project management, and deliveryMentor, inspire, and train real estate professionals to elevate departmental expertise and performanceLead multiple functions in the successful execution of extremely large, complex real estate and construction projects on a global scaleEducation and Experience:Four-year or graduate degree in Business Management, Real Estate, Project Management, or a related discipline15+ years of job-related and/or management experience in real estate transactions, project management, architectural design, or a similar fieldPreferred certifications: Program Management Professional (PMP), Real Estate LicenseKnowledge and Skills:Expertise in real estate portfolio management, project management methodologies, and construction engineeringStrong financial acumen and ability to manage large budgets, complex cash flows, and optimize real estate investmentsProficient in architectural drawing, building codes, cost estimation, and procurementExcellent collaboration, communication, and change management skillsStrategic thinking and the ability to drive cross-functional initiativesThis senior leadership role has a significant impact on HP's global business, as it influences the direction and execution of the company's real estate strategy, the creation of innovative, technology-enabled workplaces, and the overall optimization of the company's real estate portfolio.Knowledge & SkillsArchitectural Drawing• Building Codes• Change Management• Change Orders• Construction Engineering and Management• Cost Estimation• Milestones (Project Management)• Negotiations across multiple parties including general contractors and landlords• Procurement• Project Management• Project Risk Management• Project Schedules• Risk Mitigation• SubcontractingCross-Org Skills• Customer Centricity• Prioritization• Resilience• Team Management• Strategic ThinkingImpact & Scope• Impacts entire business and influences company direction across multiple disciplines or areas of HP.Complexity• Uses input from managers and directors to inform strategy and achieve company goals and objectives.Disclaimer• This job description describes the general nature and level of work performed in this role.
