This is a position for a member of the real estate team who will negotiate real estate agreements and transactions for NVIDIA’s portfolio. The Transactions Manager will work primarily across the United States, as well as in the APAC region, leading transactions while working closely with the rest of the team to ensure that we meet all obligations in a timely manner. As part of a larger team, each of us takes ownership of our individual roles and responsibilities while closely collaborating with other teammates and partners.What you’ll be doing:Lead negotiations and oversight of office, lab, garage, and other leasing transactions in the US and internationally.Secure the best business and legal terms aligned with NVIDIA’s business outlook and standards.Optimize the current portfolio’s cost and footprint while ensuring flexibility and efficiency.Act as a liaison between NVIDIA, landlords, inhouse and outside counsel, and brokers, as well as align with Finance, Legal, Insurance and other organizations to manage internal expectations. Analyze and redraft contract provisions as necessary in US leases.What we need to see:A university degree or equivalent experience in economics, finance, accounting, or a similar field of study and a JD degree from law school.At least 10 years of combined real estate legal and transactional experience in the US with a proven track record of leading site selection, due diligence, and lease negotiations as well as experience coordinating outside consultants, lawyers, brokers, and technical advisors.Expertise in commercial real estate, with a firm understanding of key cost drivers, landlord business constraints, as well as market dynamics and cycles.Understanding of real estate finance, business, and legal concepts with the ability to analyze and explain key points of leases and other contracts.Proficiency in Excel modeling and a basic knowledge of real estate accounting principles.Experience negotiating with landlords from different cultures and business backgrounds.Ability to review, analyze, and draft letters of intent, subleases, leases, license drafts, serviced office contracts, work letters, and other contracts.Knowledge of the site selection process, including reviewing and advising on market research, demographic analyses, traffic studies, and other relevant business factors.Ability to manage stakeholder expectations and steer negotiations to desired outcomes.Collaborative, driven, and efficient, with solid communications skills and effective executive-level presentation skills.Ways to stand out from the crowd:Advanced degree in business administration or real estate.NVIDIA is widely considered to be one of the technology world’s most desirable employers. Your base salary will be determined based on your location, experience, and the pay of employees in similar positions.You will also be eligible for equity and benefits.
