The Maintenance Technician should be able to implement/support HVAC maintenance plans, system evaluations, establish operational efficiency, experience in construction project environments and strong knowledge of HVAC code requirements.This will be a 1st shift position: M-F Maintenance Technician Responsibilities:Install, repair and maintain process chiller systems; air handler units, cooling towers, Variable Refrigerant Flow VRF, refrigeration and heating systems; all equipment pertaining to each system, vacuum condensate return systems, control valves relating to: pressure reducing stations, radiators, heating coils, convectors, unit heaters and boiler controls, heat exchangers for heating, domestic and industrial hot water, cold rooms, dehumidifiers, humidifiers and roof top package units, commercial splits systemsMaintains facilities equipment in use-ready state. Major equipment includes chiller systems; air handler units, cooling towers, Variable Refrigerant Flow VRF, refrigeration and heating systems; all equipment pertaining to each system, vacuum condensate return systems, control valves relating to: pressure reducing stations, radiators, heating coils, convectors, unit heaters and boiler controls, heat exchangers for heating, domestic and industrial hot water, cold rooms, dehumidifiers, humidifiers and roof top package units, commercial splits systems, vacuum pumps, compressed air, RODI units, fire alarm, sprinkler, diesel generators and elevators.Ensure adequate inventory of necessary supplies and partsExceptional knowledge of manufacturers' drawings and specifications, installation & layoutsPerform all work in a manner that meets and follows HVAC codes, blueprints, and standards.Inspect, troubleshoot and conduct tests within Facilities infrastructure and support systems.Support Facilities infrastructure, project implementations and maintenance upgrades.Provide mechanical load analysis and plansKnowledge of panel schedules & as-builts drawingsSupport facility expansion, layouts, various systems, and quality controls.Evaluating operational systems and facility infrastructure to ascertain and improve operational efficiencies.Support infrastructure and equipment maintenance schedules and activities.Ensuring compliance with relevant regulations, building codes, and health and safety standards.Provides input on project scopes of work, reviews proposals, drawings and other documentation as needed to ensure successful execution while complying with specifications and applicable codes.Participates in project punch list walks, project reporting, and raising issues to project personnel as appropriate.Inspects all work to ensure compliance with plans and specifications. Ensures project documents are complete, updated, current, and stored appropriately.Reviews engineering drawings to ensure that all specifications and regulations are being followed.Work with cross-functional teams including Facilities, Planning, and Project Management on various tasks and activities.Understand project upgrades and budgets.Conducts maintenance program to prevent failure of such equipment as, electrical controls/sensors, evaporative condensers, pumps, fans, and heating equipment.Charges air-conditioning systems with refrigerant; checks and tests for leaks, sets and adjusts controls/regulators.Fabricates, assembles, and installs ductwork; overhauls equipment including filters.Perform other duties as assigned.Collaborate with employees and contractors to ensure efficient completion of assigned tasks and projects.Ability to support installation, startup, and commissioning of Capital Projects.Maintain cleanliness and orderliness of work areas, including the workshop following good housekeeping practices consistently.Travels between facilities to support all functional areas.Regular and reliable attendance on a full-time basis.Perform read-only monitoring functions and basic operating functions for the Building Management System (BMS).Facilities HVAC Technician Requirements:Minimum of 4 - 10 years of directly related experience, and/or major mechanical project oversight and implementation.Must have EPA 608 CertificationAbility to continually learn through on-the-job training, independent training, and research.Knowledge of mechanical blueprints, schematics, diagrams, building codes and construction principles.Intermediate mechanical and electrical troubleshooting skills.Troubleshooting, Planning, problem-solving, and root cause analysis skills.Ability to calculate basic mathematical problemsExperience with AutoCAD, SAP, Bluebeam, GMIP, and MS Office.Ability to read and understand equipment schematics.Experience in working with multiple teams and collaboration within multi-phased departments.Demonstrated ability to operate hand and power tools associated with mechanical workGood verbal and written communication skills to effectively resolve problems with technical personnel including department managers, supervisors, and outside technical support.Intermediate plumbing experience to include but not limited to assemble, install and repair drainpipes, fittings and fixtures of drainage systems in light commercial and industrial applications required.Minimum of 2 years of facilities maintenance experience required.Minimum of 2 years of cGMP experience required.Responsible for exhibiting professional behavior with both internal and external business associates that reflect positively on the company and is consistent with the company's policies and practices.Ability to bend, climb, squat, reach, kneel, lift, carry, push, and pull up to 50 poundsKeep accurate work records and complete paperwork in a neat and timely manner.Define and describe materials, tools and/or equipment, work methods and task sequences.Willing to work overtime and/or support unplanned activitiesUnderstanding of advanced principals of air conditioning, and heating.Ability to work in confined spaces.Experience working with building management systems/environmental controlsTeam player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reportsPrior knowledge of working within a GMP environment is a plus.Physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment.Able to work in close places such as closets, crawl spaces, attics, vaults, etc.Able to work on roofs of buildingsAbility to work after hours, over weekends and on public holidays with short or no notice.The estimated base hourly range for the Maintenance Mechanic 3 role based in the United States of America is: $26.97 - $40.43. Should the level or location of the role change during the hiring process, the applicable base pay range may be updated accordingly. Compensation decisions are dependent on several factors including, but not limited to, an individual’s qualifications, location where the role is to be performed, internal equity, and alignment with market data.
